PIKE TOWNSHIP ZONING COMMISSION

March 10, 2008 - 7:00 P.M.

7134 East Sparta Ave. S.E., East Sparta, Ohio

Members present  were David Ross, Ramon Halter and Linda Zaleski, presiding.  Also present were Zoning Inspector, Sharon Perrine, Trustee, Doug Baum and Zoning Secretary, Carol Barto.

Ms. Zaleski opened the meeing at 7:06 p.m. asking for an approval of the minutes from the previous meeting.  Mr. Halter made a motion to approve the minutes.  Seconded by David Ross.  Minutes were approved.

Ms. Zaleski went on to talk about possibly new regulations on windmills.  She had contacted Nimishillen Township Zoning Inspector and he provided her with their pending amendment, as well as SCRP’s Reva Butera, who provided a draft of Regional Plannings recommendation.  She felt their regulations might be more adaptable to Pike’s area than the Jackson Township’s newly enacted amendment, which only deals with single windmills and doesn’t address wind fields.  They decided to further review the regulations and how they can be adapted to Pike Township.

Ms. Zaleski  discussed the request from an area resident, from a previous meeting, to change the B-1 or B-2 districts to include mining.  After discussion as to why it had been eliminated when the entire zonebook had been amended in 2000, the Board felt that it needed further study and agreed not to make any changes at this time.  Ms. Zaleski provided other Township regulations for conditional uses in B-1 & B-2 districts and how they compared to Pike.  They decided that they did not want to change the uses in B-1 and B-2 districts at this time.

The Board discussed the two applications for zone changes:  Deel’s at the SW corner of Battlesburg and SR 800 and Carpenter’s at Howenstine and SR 800, at the northern end of the Township.  After discussion, the Board decided that commercial properties were needed and should be promoted in the community.  They advised the Zoning Secretary to forward the applications to Regional Planning, with needed paperwork and maps, for their recommendations and set a hearing date for Tuesday, April 15, 2008 for a public hearing.

The Board set another date of March 31, 2008 at 7:00 p.m. to further discuss windmill turbines and, also regulations regarding outdoor furnaces

David Ross made a motion to adjourn the meeting.  Seconded by Ramon Halter.  The meeting was adjourned at 8:30 p.m.
